Surge of interest in renewable energy projects

Clients of Shropshire based land agents Davis Meade Property Consultants have seen a surge in interest from developers looking to build renewable energy projects on their land.

Philip Meade, director at the Oswestry office, has noticed an increase in clients seeking advice on all types of renewable energy but particularly solar and wind projects.

“We have advised on a number of solar farm developments over the last few months especially in South Wales as well as two large wind projects in Mid Wales,” he said.

“The numbers of on shore wind and solar developments dropped off dramatically a few years ago as government based subsidies such as Feed in Tariffs and Renewable Obligation Certificates were removed but a combination of a fall in the cost of turbine and solar panels, an increase in the efficiency of the generating equipment and an increase in the value of the electricity produced has meant that privately funded, investor led schemes are very much back on the agenda.”

Davis Meade Property Consultants principally advises landowners on such schemes and stresses the caution required before signing up to anything.

The starting point is usually an exclusivity agreement, giving the developer the exclusive right to investigate the site further, followed by an option agreement giving the developer the option to have a lease and build the scheme if it gets planning permission. A long term lease (often up to 40 years) would then follow

“Each stage involves committing the landowner’s land in some way and hence good advice should be taken from the outset,” said Mr Meade.

“Any reputable developer will appreciate that the landowner will want to take advice and will therefore agree to pay the landowner’s reasonable legal and professional costs, so taking the right advice should not cost the landowner anything,” he added.
